Ninilchik Traditional Council – Tovarish Manor

Phases I & II

In 2006 KPHI was contracted to provide turn key development services for a proposed 6-unit independent senior rental project for Ninilchik Traditional Council (NTC). KPHI helped facilitate cooperation between the Ninilchik Senior Center and NTC through a land lease, wrote grants, secured all funding and managed the development team. Phase I of the senior housing, called Tovarish Manor Senior Housing, was completed on-time and on budget in February 2007. KPHI was subsequently asked to provide similar services for a Phase II project of six additional senior rental units which was completed in February 2009.

Sterling Area Senior Citizens, Inc. – Moose River Manor

Phase II

KPHI was contracted to provide project management services for a proposed 10-unit senior rental project after the grant award left the proposed project over $400,000 short of needed funding. KPHI Executive Director, Steven Rouse served as project manager and through a variety of efforts was able to attract $250,000 in additional grant funding to the project while simultaneously reducing total project costs. The project, which consisted of four two-bedroom one-bath apartments and six two-bedroom two-bath apartments, was completed on time and within budget. KPHI was also contracted to manage a separate project that added sixteen spaces of covered parking to both Phase I and Phase II Moose River Manor developments.
